Carmel Valley is a planned community in northwestern San Diego, ZIP code 92130, formally established on February 1, 1975 as North City West in the 1974 master plan, with construction beginning in 1983 and residents adopting the Carmel Valley name in 1991. The name traces back to the Sisters of Mercy, who established a dairy farm in the area in 1905.

The community borders Pacific Highlands Ranch to the north and east, Los Peñasquitos Canyon Preserve and Torrey Hills to the south, and Interstate 5 and Torrey Pines to the west. It anchors what has been described as the North City edge city alongside University City, Sorrento Mesa and Valley, Torrey Pines and Del Mar Heights, together holding over 25 million square feet of office space.

What that means for kitchens: this is a market of homes built between the mid-1980s and the 2000s, occupied by families with school-age children, in a place where people commute a short distance to work. Two patterns dominate the remodel requests.

Closed kitchens in 1980s and 1990s plans. A wall between the kitchen and family room, a peninsula that blocks traffic, and a formal dining room nobody uses. The fix is usually an open concept remodel with a properly engineered beam.

Dated finishes in structurally fine 2000s homes. The layout works. The oak cabinets, tile counters and beige backsplash do not. That is a refacing or countertop replacement job, not a gut.

Is the wall bearing? Walls running perpendicular to the floor joists and walls under a second-floor wall usually carry load. We check the attic and crawlspace, not the floor plan.

Where does the load go? A beam picks up the load and posts carry it to the foundation. On slab-on-grade construction, which most of Carmel Valley uses, that can mean new footings poured under the slab.

What is inside the wall? Plumbing stacks, HVAC ducts and electrical all have to be rerouted. A wall carrying the kitchen sink drain and vent is the most expensive wall in the house to remove.

Flush or dropped beam? A flush beam keeps the ceiling flat and costs more, because the joists hang off it with hangers. A dropped beam is cheaper and visible. Both are legitimate. We show you what each looks like before you decide.

Wall removal alone runs $3,000 to $9,000 for a non-bearing wall and $12,000 to $28,000 for a bearing wall with a beam, posts and permits, rising toward $50,000 when utilities or a second story are involved.
