The work splits about the way the housing stock does. Older homes near the original downtown need framing, plumbing and electrical brought current before anything cosmetic makes sense. Newer tract homes have sound structure and tired cabinetry, so the money goes into boxes, stone and light.

How We Work
- Measure and listen
We field measure, look at what is behind the walls where we can, and get the scope on paper before anyone talks price.
- Draw and price
Layout drawings and an itemized estimate with stated allowances, so you can see what moves the number.
- Permit and build
We pull the permits, schedule the inspections and run one crew through the sequence.
- Punch and close
Final walkthrough, punch list closed in writing, warranty documented.
Credentials and Compliance
- California licensed contractor. CSLB number pending, published here once issued.
- General liability insurance and current workers compensation. Certificates on request.
- Bonded. Certificate on request.
- Permits pulled through the local plan check for every address we serve.
- Written workmanship warranty alongside the manufacturer warranties on cabinetry, stone and appliances.
We do not publish a license number, an insurance limit or a project count we cannot document. When those figures are issued they go on the page and nowhere else.
